I have made a decision of moving into a 1BR thus I am subletting my studio. You will be directly signing up with the management company, University City Associates (UCA) once it was released from me. 
 
 The apartment is located at 4224 Osage Ave between 42th Pine St and Baltimore Ave. It is a one-way residential block covered by trees and is very quiet at night. The unit is on the top floor, south-east facing with a lot of natural sunlight. The kitchen itself and the carpet were replaced four years ago, and vinyl floor on the kitchen and restroom was replaced a year ago. 
 
 The property has easy access to Bus 42 stops and the 40th Street Trolley Portal (the 34th, the 13th trolley and so on). It is a 1-minute walk to Clarkville, Green Line Cafe and the Clark Park (farmers' market on Thursday and Saturday). 5 minutes' walk to the University of Sciences, 10 minutes' walk to Warton, 15 minutes' walk to Penn GSE, 20 minutes' walk to Penn Engineering and 25 minutes' walk to CHOP/HUP/Drexel. It is on the grid of Penn Bus/Shuttle, also within the Penn Police Patrol Zone. 
 
 On-street Parking Available. Pet-Friendly with a fee. There will be an application fee around $125 payable to UCA (you'll need to confirm the amount with UCA), the security deposit is one month's rent, it is to my understanding that the last month's rent is not needed. A background check will be conducted by UCA as well. 
 
 PS: The price is ~$40/month cheaper than the property listed downstairs as you were taking over the apartment from me.
